RICS Home Survey Level 2

RICS Home Survey Level 3
- The Level 3 RICS Survey, previously known as the Building Survey
- A detailed inspection and assessment of the property and more extensive than a Levels 1 and Level 2
- For old more complex buildings, listed properties, houses with obvious defects, and unconventional homes
- Describes visible defects and highlights risk of potential or hidden defects
- Outlines the likely scope of any appropriate remedial work and explain the likely consequences of non repair
- Can give an indication of likely costs on future and ongoing maintenance and repairs
Formerly RICS HomeBuyer Report
Suitable for conventional properties, this service includes an extensive visual inspection of the building with its grounds and services. The report aims to impartially describe the condition of the property and draw attention to any matters which may affect or impact on your decision to proceed with the purchase. The report is written in an accessible manner using a traffic light system to draw your attention to any key issues.
- This service is available with or without a valuation.
Formerly RICS Building Survey
Suitable for any properties of any age and type, the Level 3 survey is the most comprehensive RICS product available and includes an extremely detailed assessment and report, based on a visual inspection of the property. This level of service takes the components of a Level 2 survey and provides additional advice relating to defects, repairs and maintenance matters.

If the valuation is for Target HCA for the purpose of a Help to Buy equity loan redemption, then the product on offer complies with the stringent requirements of the organisation.
Help to Buy Valuations
A Help to Buy valuation is the first stage when looking to repay a Help to Buy loan; either partially or in full. The equity loan companies such as Target (the most common) require you to get a RICS surveyor to provide a valuation of your property’s current market value. The report needs to be drafted in a specific way to meet with their strict criteria and this must be paid for in advance.
What is required for a target help to buy valuation?
- The Valuer must be registered with the recognised qualification of RICS.
- The Valuer must be independent to an estate agent.
- The report must be on headed paper, signed by the RICS surveyor and addressed to Target HCA.
- The Valuer MUST provide at least 3 comparable properties and sale prices.
- The comparables provided must be like for like in terms of property type, size, and age and within a 2 mile radius to the property that is being inspected.
- The Valuer must not be related or known to you.
- The Valuer must inspect the interior of the property and provide a full valuation report.

What is required for a target help to buy valuation?
Once your surveyor sends you the Help to Buy valuation report you then have 3 months in order to complete the repayment. The process is known as either Help to Buy Repayment or Help to Buy Staircasing – they both mean the same thing. And you’ll need to:
- Complete your Help to Buy application form
- Provide your solicitor's contact details
- Send your completed form and valuation report to Target; and
- Pay your administration fee (cheque or by card over the phone)
